We are inviting views on Derwent London and Lazari Investments’ revised proposals for the future of 38-70 Baker Street, W1, on the Portman Estate.

Since we submitted our application in December 2022, we have been carefully listening to the feedback submitted to Westminster City Council, as well as continuing to develop some of the ideas and suggestions which were put forward in our plans.

We will be hosting two exhibition sessions at 56 Baker Street on the following dates:

Derwent London – Derwent London is one of London’s most innovative office specialist property regenerators and investors and is well known for its design-led philosophy and creative management approach to development. Lazari Investments – Lazari Investments Group is a family-owned private commercial property business formed in 1976 with circa £3.435bn (2021) gross assets. This comprises a 3.2 million sq ft portfolio heavily weighted towards West End offices. It forms the largest member of the Lazari family’s three distinct and segregated UK business groups.

The Portman Estate – The heart of The Portman Estate is 110 acres of prime property in central London. As a family business we are able to strike a pragmatic balance between short- and long-term investments across the area.

AHMM makes buildings that are satisfying and enjoyable to use, beautiful to look at and easy to understand. The practice designs very different buildings for very different people to use in very different ways, making places as well as buildings that work over time and have lasting qualities intrinsic to their architecture.
