The Existing Site

38-70 Baker Street is formed of five separate buildings and covers approximately 1.03 acres. The site represents the last remaining city block site on Baker Street, within the heart of the district and with a frontage of 130 metres.
The buildings are of different periods and different constructions, not listed and fall outside of the Portman Estate Conservation Area – although it is immediately adjacent to the east and south.

The buildings comprise a mix of uses including retail at ground floor, office accommodation at upper levels and some residential apartments on the fourth and fifth floors at the southern end of the site above Accurist House. To the rear of the site is Broadstone Place, which is unattractive and used for servicing, refuse collection, car parking and has been identified from discussions with neighbours as experiencing anti-social behaviour.
